Two years ago, a property developer was completing a new build on a family-friendly street in the sought-after Brisbane suburb of Holland Park, when the opportunity came up to buy the post-war house next door.

The developer did just that, paying $1.080 million for the property, and two years later, the newly completed home at 11 Avesnes Street has just hit the market.

Listing agent Sim Gill from Harcourts Property Centre in Coorparoo believes the stunning, five-bedroom, three-bathroom residence has the potential to break a new sales record for a newly built home.

"The house they developed next door at number 9 sold last year for $3.5 million and we believe this one will sell above that price range and could even set a new suburb record for Holland Park for a new build," he said.

Gill will take the opulent and meticulously designed home to auction on Saturday, August 30 and says interest in the home has already been strong, especially among professionals with families.

"We've already had 70 groups through the home since last week. It's proving very popular," he said.

"We are seeing a lot of families coming through who want to be close to the city but still have a good-sized home with all the creature comforts.

"This home is also in a good school catchment, is eight kilometres from the city, has an incredible floorplan, and a perfect blend of functionality, size, space and luxury," Gill says.
